Construction Manager at Risk (CMAR)
The Construction Manager at Risk (CMAR), referred to as the Construction Manager / General Contractor (CM/GC) in some states, is an ever-increasing alternative delivery method that benefits Owners looking to maximize design success and minimize construction risk. With the CMAR delivery method, the Owner uses qualifications to select a CMAR when the design is still being developed, typically at the 30% to 60% design stage. The CMAR then partners with the Designer to provide preconstruction services as the design is refined. The CMAR facilitates the constructability of the design, provides value engineering innovations, ensures the design represents optimal scope for the Owner’s needs, develops the construction phasing, and develops a Guaranteed Maximum Price (GMP) to build the project at the best value for the Owner. The Owner then executes a separate construction contract with the CMAR to build the project based off their negotiated GMP.
