Construction Manager at Risk (CMAR)

The Construction Manager at Risk (CMAR), referred to as the Construction Manager / General Contractor (CM/GC) in some states, is an ever-increasing alternative delivery method that benefits Owners looking to maximize design success and minimize construction risk. With the CMAR delivery method, the Owner uses qualifications to select a CMAR when the design is still being developed, typically at the 30% to 60% design stage. The CMAR then partners with the Designer to provide preconstruction services as the design is refined. The CMAR facilitates the constructability of the design, provides value engineering innovations, ensures the design represents optimal scope for the Owner’s needs, develops the construction phasing, and develops a Guaranteed Maximum Price (GMP) to build the project at the best value for the Owner. The Owner then executes a separate construction contract with the CMAR to build the project based off their negotiated GMP. Banicki offers substantial CMAR expertise, having delivered our first CMAR for the City of Phoenix in 2005.

Design-Build

Design-Build is a method of project delivery in which a General Contractor joins up with a Designer and creates a Design-Build team. The Design-Build team works under a single contract with the Owner to provide design and construction services. One entity, one contract, one unified flow of work from the initial concept through final completion. Banicki has had several successful Design-Build projects and partnerships with Designers and Owners.

Design Bid Build

A Design Bid Build procurement is where the Owner hires a designer who then draws up project plans. After the creation and approval of the plans, the Owner bids the work out to qualified General Contractors either through invitation or advertising the bid. The lowest bidder wins the project and moves to the construction phase. At Banicki we have been involved in this delivery method since 1991.

Job Order Contracting

A JOC is a qualifications based selection delivery method that Owners will utilize for smaller, repetitive, or commonly encountered construction projects. Usually a JOC will be a multi-year contract for a wide variety of tasks. An Owner will select a JOC contractor and distribute work through a task order or a job order agreement which will have the pertinent information for the task. Banicki has been involved in JOC work since 2006 and has successfully completed several hundred tasks.

Preconstruction Services

Our project controls management group, led by Don Davis, LEED AP, leads a team consisting of estimators with more than 60 years of combined experience as well as engineers, constructability and value analysis personnel as needed. This group will lead value analysis and conceptual estimates throughout the preconstruction phase, total project estimating and GMP modeling as necessary as well as preparing and maintaining resource loaded schedules.

Construction Services

The construction services team is lead by an Operations Manager, Project Managers and Superintendents with more than two centuries of combined experience in heavy civil and aviation construction. Daily field construction will be overseen by individual superintendents reporting to the Project Manager, who has overall responsibility for meeting project budget, schedule and goals. The team will provide necessary information to make accurate and timely decisions throughout the construction phases, ensuring delivery of completion milestones.

Planning Systems

The Banicki team utilizes the Last Planner Method from the Lean Construction Institute to ensure successful field level execution of design services efforts. During design services, all project team members and stakeholders will hold a Project Team Baseline Development Conference (PTBDC). Participants will fully itemize their scope and realistic durations to each activity, and then collaborate with all other partners to develop the most efficient sequence to completing the project on time.

Scheduling Systems

Banicki uses Primavera P6® to develop an hour by hour CPM Schedule for design and construction. Banicki will collaborate with the client to formulate the design services schedule. We develop the resource loaded construction baselines based upon the outcomes of initial preconstruction meetings. These are included in all bidding packages in order to communicate the intended means, methods and demands for completing the project on time.

Estimating Systems

Each comprehensive bid package will contain a scope letter, available plans and specifications, bid schedule, baseline construction schedule, required compliance forms and all other pertinent information. All subcontractors will be required to participate in the design review and the PTBDC in order to be considered responsive.

For over 15 years, the Banicki has provided the correct staffing, resources and materials to address the specific needs of JOC work. In 2004, we formed a dedicated JOC Division, with a Division Manager and personnel that work only on JOC contracts. Banicki will leverage these specialized resources, experience and knowledge to ensure best value of every work order assigned.
